I’m writing to provide a brief update ahead of the forthcoming Harworth Group community newsletter regarding the proposed employment development at land south of Junction 15 in West Northamptonshire. The newsletter, which outlines the results of our recent community engagement, will be circulated within the next day or so. I wanted to make you aware of its circulation and take the opportunity to highlight some of the key information it contains, following the close of our consultation. For your convenience, I’ve attached a copy of the newsletter to this email.
Overview:
- Harworth Group is continuing to progress with plans for approximately 1.5 million sqft of high-quality employment space.
- The development will feature up to five industrial units, designed to support the Northamptonshire industrial, logistics, and tech sectors.
- A strong focus on sustainability, with a detailed landscaping and biodiversity strategy aiming for a net gain in biodiversity.
- The site’s strategic location near the M1 and rail freight interchange enhances its appeal for logistics businesses.
Community engagement and feedback:
- In December, over 300 local residents provided feedback, with 44 people attending the drop-in consultation event and more than 800 visitors to our dedicated project website.
- Key community concerns included traffic impact, job quality, and environmental preservation.
- Harworth Group has responded by refining plans to mitigate disruption, confirming that a ‘no left turn’ policy will be in place to direct traffic away from Roade as part of our original plans and committing to a Construction Management Plan in consultation with West Northamptonshire Council.
- The proposals will cater to a range of skill levels, offering a mix of B2 (general industrial) and B8 (storage and distribution) uses.
Next steps:
- Early 2025: Submission of the planning application to West Northamptonshire Council.
- Summer 2025: Anticipated determination of the application.
- 2027: Projected start of construction.
